Selling inherited property is governed by different rules than inheritance tax. In practice, the key points are the 5‑year period, the housing relief and correct documentation of costs.

Inheritance tax vs sale tax

Inheritance tax applies to acquiring the property. The tax on sale is PIT on real‑estate disposal. You may be exempt from inheritance tax and still have duties when you sell — these are separate regimes.

When the sale is not subject to PIT

As a rule, PIT is not due if the sale occurs after 5 years counted from the end of the year in which the inheritance was acquired. In practice the reference point is the date of death, but it should be confirmed in inheritance documents.

Housing relief for inherited property

If the sale takes place before 5 years, a housing relief may apply. It generally requires spending the proceeds on your own housing needs within the statutory deadline. Plan expenses early and keep full documentation.

Costs that reduce the tax base

You can include documented costs, such as:
