How does the calculator work?

Compare 2–3 mortgage scenarios with identical assumptions: amount, term, base rate, margin, commission and insurance. The calculator estimates instalment (fixed or decreasing), total cost and APRC. It does not reflect individual bank conditions.

  • • APRC is estimated and does not replace a bank offer.
  • • Decreasing instalments start higher but usually reduce total cost.

Examples

• Offer A: 500,000 PLN, 25 years, base rate 5.5%, margin 1.9%, commission 1.5% → instalment about 3,400 PLN. • Offer B: 500,000 PLN, 25 years, base rate 5.5%, margin 2.2%, commission 0% → higher instalment but lower fees.

FAQ

Does the lowest instalment mean the best offer?
Not always. Total cost, commissions, insurance and contract terms matter.
How to compare offers with different terms?
Use the same assumptions (amount, term, instalment type) and compare total cost.
Does the calculator show APRC?
Yes, but only as an estimate — final APRC depends on all fees and bank rules.
What does a decreasing instalment change?
It starts higher but usually lowers the total cost.
