How does the calculator work?

Calculates the indicative mortgage instalment and minimum down payment from property value and LTV (KNF Recommendation S: typically max 80% LTV, up to 90% with insurance). Enter property value, choose LTV, interest rate from the bank offer and term. Result is indicative — the bank sets the final offer (APR, insurance, fees).

FAQ

What is LTV?: LTV (Loan to Value) is the ratio of the loan amount to the property value. E.g. at 80% LTV you can borrow up to 80% of the flat value; 20% is the minimum down payment. KNF Recommendation S limits LTV (standard max 80%, with insurance up to 90%).
Where to get the interest rate?: The bank sets the rate (WIBOR + margin). Enter the value from your chosen offer or simulation. The calculator does not compute APRC or include insurance and fees — the result is indicative.
Is a 20% down payment mandatory?: KNF Recommendation S provides for a standard max LTV of 80%, i.e. min. 20% down. Banks may offer a loan with a lower down payment (e.g. 10%) with low-down-payment insurance. There are also government programmes (e.g. "Flat without down payment") — conditions on gov.pl.
Does the calculator include insurance and fees?: No. It only shows the annuity instalment on the loan amount. In practice you also have: property insurance, possibly life insurance, bank fees. The bank gives APRC and full cost in the offer.
