Co wchodzi w koszty notarialne przy kupnie mieszkania?

Kalkulator sumuje orientacyjną maksymalną taksę notarialną (wg rozporządzenia MS) oraz podatek PCC od umowy sprzedaży (2%), jeśli nie korzystasz ze zwolnienia na pierwsze mieszkanie. Do pełnego kosztu dochodzą jeszcze VAT od taksy (23%), opłaty sądowe (np. wpis do KW) i ewentualnie inne usługi notariusza.

Czy przy pierwszym mieszkaniu płacę PCC?

Nie. Przy nabyciu pierwszego mieszkania przysługuje zwolnienie z PCC (art. 9 pkt 17 ustawy o PCC). W kalkulatorze zaznacz „Pierwsze mieszkanie” — wtedy PCC = 0 zł.

Dlaczego taksa to „maksymalna”?

Rozporządzenie określa górną granicę opłaty. Notariusz może ustalić stawkę niższą. Rzeczywistą opłatę ustalasz z kancelarią.

Czy do taksy dolicza się VAT?

Tak. Od usług notarialnych obowiązuje VAT 23%. Kalkulator pokazuje taksę netto; do zapłaty będzie taksa + 23% VAT (oraz PCC, jeśli dotyczy).

FAQ

What is included in notarial costs when buying a flat?: The calculator sums the indicative maximum notarial tariff (per MS regulation) and PCC on the sale (2%) if you do not use the first-home exemption. Full cost also includes VAT on the tariff (23%), court fees (e.g. land register) and any other notary services.
Do I pay PCC on my first home?: No. On acquisition of a first home you are exempt from PCC (PCC Act Art. 9(17)). In the calculator check «First home» — then PCC = 0 PLN.
Why is the tariff «maximum»?: The regulation sets the upper limit of the fee. The notary may set a lower rate. You agree the actual fee with the notary's office.
